I'm a BIG believer in proper, comprehensive evaluation, as pricing a home too high will add time to Days on the Market (DOM) and therefore create a decreasing effect in value.  Pricing too low is uncalled for unless a homeowner is extremely motivated, and if determined from the beginning that the market would not 'jump' on the house the first week or two.  Bottom line: All things need to be put in their proper 'market' perspective for THE BEST results possible.  To see what some houses in your area have sold for recently, enter your address in the space provided:
